Marsa Al Saadiyat

Marsa Al Saadiyat introduces the final chapter of Saadiyat Island a waterfront destination developed by Aldar, where the island's legacy of culture, nature and considered living is drawn out to its fullest scale. Conceived as the closing movement of the Saadiyat Island masterplan, the destination reflects a clear understanding of what today's discerning homeowner is searching for: space, permanence and a life lived closer to the water.

More than a residential address, this is a way of living shaped by open coastline, quiet infrastructure and effortless proximity to Abu Dhabi's cultural heart. From private waterfront homes to a marina built for the sea, every element has been considered to offer something rare a destination that feels expansive, unhurried and entirely its own.

An address with presence, set along the water

Positioned along Saadiyat Island's coastline, Marsa Al Saadiyat spans some 6.4 million square metres along eight kilometres of waterfront. It is a destination defined as much by scale as by intimacy where homes are set apart along the shoreline, yet culture, hospitality and the wider rhythm of Abu Dhabi remain close at hand.

A scenic waterfront walkway connects the destination directly to the Saadiyat Cultural District, placing residents within reach of the Louvre Abu Dhabi and the island's emerging constellation of museums and galleries. The city remains within view, while home is set along its own private stretch of coast.

A masterplan built for coastal living

Marsa Al Saadiyat's residential offering spans a considered range of typologies, each shaped around a different way of living by the water:

  • Private waterfront mansions, set along the most secluded stretches of coastline
  • Luxury villas, positioned near parks and community clubhouses
  • A hillside community of standalone villas, rising above the shoreline
  • Waterfront apartments and branded residences, carrying a hospitality-led standard of service

The residential mix draws together private mansions, luxury villas, waterfront apartments, branded residences and a hillside community of standalone villas rising above the shoreline, offering a spectrum of homes united by proximity to the water and to one another.

Life shaped by the sea

At the centre of Marsa Al Saadiyat sits Abu Dhabi's largest marina, built to hold more than 350 berths a working harbour for the community as much as a destination in itself. Around it, 5.6 kilometres of beach unfold along the coastline, linked by an extensive network of parks, sports facilities, swimming pools and community centres.

Around 140 kilometres of walking paths and 46 kilometres of dedicated bike lanes thread through the neighbourhoods, allowing daily life schools, retail, the marina to unfold within easy reach, on foot or by bicycle.

Beyond the residential quarters, a 6,000-seat theatre district anchors the destination's cultural offering, alongside three schools, two luxury hotels and an underground Etihad Rail station a community designed to sustain itself, quietly, at every hour of the day.

Service, carried through from hospitality

Within the branded residences, hospitality-led management and elevated finishing standards define daily life a level of care drawn from the world of luxury hotels, applied instead to the rhythm of home. Concierge support, upkeep and the small arrangements of everyday living are handled with the same discretion one would expect from a five-star address, allowing residents to focus entirely on the water in front of them.

A rare position within Abu Dhabi's coastline

Saadiyat Island has long carried a singular weight within Abu Dhabi's landscape a place defined by culture, nature and considered scale. Marsa Al Saadiyat extends that legacy outward, bringing together a masterplan anchored by two luxury hotels, a yacht club and a theatre district with an address that few coastlines in the region can offer twice.

As the final piece of the island's masterplan, its scarcity is by design. What is built here will not be repeated elsewhere on Saadiyat a fact that tends, over time, to only deepen an address's significance.

A destination still taking its first shape

Initial sales within Marsa Al Saadiyat are expected to open during the second half of 2026, with full details on layouts, pricing and handover to follow closer to launch. For those drawn to the idea of arriving early to a place still finding its shape, the opportunity is a rare one.
